The lease conditions furnished

The rental is subject, in France, to several conditions including the constitution of a rental guarantee file and the subscription for the tenant to a multi-risk home insurance (MRH).


  • The rental guarantee file

    In order to reserve an apartment, you will need to a rental file with our agency. The roomsconstituent will vary depending on the length of your stay and your own situation. your consultant will be quite to inform you about the list of documents to provide.

    If you do not have the opportunity to build a file, inform your consultant who will tell you if a other solution is possible.

    All of these elements are treated with the strictest confidentiality.

  • HRM insurance

    Multi-risk home insurance covering the the lessee's liability is an obligation for any rental.

    The tenant has the choice to be able to take out a policy insurance with any insurance company.

    If you do not know an insurance company, Winston & Léon are able to put you in relation with an insurance firm specialized in renting furnished and who will be able to propose a solution insurance adapted to your rental. If this solution interested, make the request to your consultant who you will relate.

    Attention: the lack of insurance by the tenant
    moment of the entry of the places entails the postponement of the taking
    possession of the premises.

Agency fees


Our fees are adjustable at the time of booking,

in addition to the signing of the RESERVATION AGREEMENT and the LEASE AGREEMENT.

Fee scales including agency fees

  • Less than 50 days

    30 % of the total rent VAT included

  • From 50 days to 3 months

    50 % of 1 month rent VAT included

  • 3 to 6 months

    75 % of 1 month rent VAT included

  • 6 to 10 months

    1 month rent VAT included

  • From 10 to 12 months

    10 % of the total rent

  • From 13 months

    • Individuals: 12,5% of the annual rent VAT included

    • Corporates & institutions: 12,5% of the annual rent + VAT


  • How can I make my search?

  • What is the booking procedure?

    The booking procedure is simple and takes up 3 stages:

    • Making your search and viewing the apartments.
      We can arrange up to 3 viewings. Making a viewing is free.
    • Establishing your Tenant guarantee file and validate it.
    • Securing the apartment for your rental dates:
      • Signing the contracts
      • Making payment for the booking deposit.
        Each payment will be subject to a detailed invoice
    • Subscribing to a comprehensive housing insurance.
  • What are the following steps once my booking is confirmed?

    As soon as your booking is confirmed, Winston & Léon will finalize with you your arrival details. In order to make your check-in in good conditions, there will be 3 more steps:

    • Making payment for the booking balance. It must be paid by the time you check-in.
    • Verifying your housing insurance policy.It is also compulsory to have it valid for your check-in
    • Validating with us your arrival time.

    Do not worry, your consultant will guide you and remind you each step when the time is right. 

  • The check-in and check-out

    They are necessary to make sure the apartment you have booked is in good shape. The check-out also make sure that nothing in the apartment was damaged during your stay. Both stand to give a precise state of the apartment. An inventory is also handled at the check-in.

  • What other services are provided by Winston & Léon?

    In order to make your stay even more comfortable, our agency proposes additional services.
    Your booking already includes your transfer from Paris airports (or rail stations) to your apartment. We also drive you back when you leave the premises.
    Winston & Léon also provide a complete conciergerie service during the whole duration of your stay.
    Should you choose to find your original home comfort or take full advantages of your Paris living, a complete list of possible services and offers will be communicated to you at your booking confirmation. It is of course an incomplete list, for any other request, do not hesitate to ask your concierge. 

  • What can I use to make my payments?

    The agency accepts the following way of payments:

    • Wire transfer
    • Credit card payment
    • French certified cheques.
    • Cash payment
  • What is included in the rent?

    Weekly rents include all tenancy charges. Monthly rents include all charges except your energy consumptions (electricity & gas) and Internet boxes potential extra-costs. Therefore the rent includes:

    • building charges
    • Internet box monthly subscription (potential extra-costs remain the tenant’s charge).
    • A supply for charge can be added upon request to the monthly rent. In that case, its amount will be estimated on an average consumption quote. A regulation will be made at the end of the stay to take into consideration the real consumption over the rental period. 
  • What is the booking deposit?

    The booking deposit is the amount to handle to validate your booking and secure the property for your dates. Once its payment is confirmed, your booking is validated and the apartment blocked. It includes the agency fee and a share of the upcoming rent.

  • What is the security deposit? Is it compulsory?

    The security deposit is mandatory for any rental in France. It is an amount kept to guarantee the good shape of the apartment during the rental. It stands to cover any potential damage brought to the premises by the tenant during his stay and the related cost of labor or furniture or equipment replacement. The security deposit is refunded at the end of the stay according to strict legal conditions such as:

    • It must be refunded within 60 days maximum following the tenant’s departure.
    • Any deduction made from it must be justified.
